The HypZert Professional Groups – From valuers for valuers

In 25 years of HypZert there have been an incredible number of important events. In our series "HypZert Milestones" we would like to present a few selected ones. Today: The HypZert Professional Groups.

An important part of the HypZert family since 2005, they represent the collective know-how of HypZert valuers and set industry standards. Read in this issue how and by whom the foundation for this important work was laid.

HypZert's Professional Groups and their publications have become very well known in the industry. Every new study published by the Professional Groups is in great demand from different groups of valuers and experts as well as from a wide range of institutions, ministries and associations.

In the beginning there was the search for discussion partners

This success story began with a request from HypZert valuer Yves Ulrich, who was looking for discussion partners for the valuation of social properties (care facilites) and, due to the great interest of many valuers, suggested publishing a study on the subject. After a conversation with Mr. Lux, the idea of the professional groups was born. Other experts were quickly found: Mr. Jülich, Mr. Walch, Mr. Gabriel and Mr. Hoffart, who are still involved in the Professional Group "Care Facilities" today – after more than 16 years.

In the last 16 years, a total of 11 Professional Groups have been founded.

Successful for 16 years

What began with these five gentlemen 16 years ago has since been successfully continued in ten other professional groups. Because we quickly realised: it is not only in the field of care properties that our valuers are looking for helpful data, key figures and professional orientation. Even though there are numerous publications and market reports for the hotel market, for retail or for logistics and industrial properties, for example - there was hardly any reference work for specific valuation questions on the market for special properties. In their daily work, valuers have to inspect, assess and value a wide variety of properties. In addition, there are, currently more than ever, questions to be answered regarding sustainability and energetic substance, properties in other countries to be valued, construction projects to be accompanied by banks or agricultural properties to be assessed. But also special office concepts or unusual forms of housing are repeatedly the subject of financing, the risks and opportunities of which must be objectively assessed.

So it is understandable that for non-standard objects, valuation aids and comparison parameters are extremely useful. It is true that you can research your own records or ask colleagues for their experience. But what if there are only a few comparable properties or the last valuation case was a long time ago? It is even better if you have an in-house expert for special properties or know one personally. And if that person is not available at the moment? Then you can fall back on more than 50 HypZert studies today, which bundle an enormous wealth of experience and important information. Moreover, over the course of time, not only studies have been published, but also calculation tools with the help of which valuers can quickly check the plausibility of energy performance certificates, calculate replacement costs for contracting systems or derive or check the plausibility of contract rents for warehouses, production halls and factory floors.

HypZert Statements

In our series "HypZert Statements", you can learn more from the perspective of a long-standing Professional Group member: Manuel Jahn, Head of Business Development at Habona Invest GmbH in Hamburg.

Mr Jahn has extensive expertise in retail real estate. In 2017, he initiated the Habona Invest Report. This annual industry report on the topic of retail real estate evaluates the opportunities and risks of real estate from the user perspective.

As an external member, Manuel Jahn has been contributing this expertise to the HypZert Professional Group Retail for many years and therefore has a very close relationship with HypZert and the HypZert valuers.
